Teenage tantrums!

 

Q. We are thinking of selling but we are concerned about our teenage daughter. She doesn’t want to move, and is making it difficult for us. Last week she threatened to paint her room black if we listed the house. We fear that she will do whatever it takes to stop someone buying.

A. Try listening to her reasons, and attempt to find a solution that is win-win for all of you. If that doesn’t work then send her off to summer/brat camp and sell the house while she is away. Do not allow her tantrums to ruin your plans. Stand firm, be sneaky, and carry on! Do not fret – Realtors know how to overcome obstacles such as black bedrooms.

Buy or Sell first?

 

Q. We want to move, but not sure if we should list our house first or put offer on a house we love. We are very particular about what kind of home we want.

A. Buying a home conditional on yours selling does not secure the home from being sold to another buyer. It gives you about 48 hours notice to either firm up or lose the house. I only recommend this if you have a back-up plan ie. means to financially carry both homes till yours sells, or if you are selling in a much lower price range. We are all particular about what home we want, yet we all manage to find ‘the one’ when the time comes. It is actually less stressful to sell first, then buy.

Naked Neighbours and Death in the Home

Q. How can we stop our neighbours swimming naked in their pool? Last summer we could all see them from our back decks!
A. If there is direct view between you and them, then they probably already know they can be seen and don’t care, or get a kick out of it. Complain directly or in writing to them. If that doesn’t work then call the Police the next time it happens. They may be charged for indecent exposure so long as it’s not something you are seeing by peeking through the fence. It sounds like they need a private location to move to. My website advertises many homes with no neighbours. They could then swim naked all they want!

 

Q. My Mother passed away in our house a few years ago, and we are wondering if this is something we need to declare when listing our home for sale?
A. If someone has died in a home from ‘natural causes,’ then this is regarded as a natural life occurrence and not required to be declared. If someone was murdered or committed suicide in the home, then this is regarded as a material fact and needs to be declared.

Smelly Homes and ‘Being sold as is’

Q. I have been told that my house smells of cat litter boxes. Why can’t people see past that and just look at the home? Most people have pets, so isn’t it normal to expect to smell them?

A. I too love animals and understand your view, however, when selling your home you must do what you can to reduce unwanted distractions such as over bearing smells. I recommend pine litter (not the pellets), which can be bought from pet stores.

Q. What does “being sold as is” mean?

A. This means that the seller is not giving any guarantees or warranties regarding the home, property, or contents. You see this statement mostly with Bank Sales (or Power of Sale). Regardless of the condition of home (which could be in excellent or poor condition), what you see is what you get. It is important to have the home inspected as a condition in an offer. Q. We are moving into the area and see homes on the internet. How do we know whether or not the Sellers have over-priced their homes for sale? We don’t want to pay more than it’s worth!

A. When you become a Client, your REALTOR® will report to you on the background of the home you are interested in, and compare it to other similar homes that recently sold. You will be able to make informed decisions regarding the price you are willing to pay.

Q. I am not sure about what conditions I will need in the Offer when I find the one home I want to buy. Where do I find information about this?

A. You should not compose an Offer on your own. Even a Lawyer wouldn’t know exactly what conditions are required, because they do not view the home. There are standard conditions such as Financing and Inspection, but there are also other conditions needed that pertain to the home and your requirements. Your REALTOR® will compose your Offer and protect your interests.
